Most builders will only provide you with a quote after you've already invested in a complete set of architectural or drafted plans. These plans are often based on your vision, inspiration, and advice from others—but what started with a budget in mind can quickly spiral out of control. It’s easy to keep adding “just one more thing,” only to discover too late that your dream design is well beyond your means. At that point, you’ve already paid for the design and engineering—and now face the heartbreak of having to start over or scale back.

At Dreamline Homes, we do things differently.

From the very first consultation, we integrate your design ideas, budget, and selections into a transparent, collaborative process. Over 2–4 carefully planned appointments at your home, we guide you through two key selection stages—providing updated cost estimates after each one. This ensures your design choices are continually aligned with your budget before committing to working drawings and engineering.

Our process is shaped by years of experience working with real families, just like yours. We know exactly where costly oversights happen—and we’re here to make sure they don’t.

Whether you’re ready to build with existing plans or want end-to-end guidance from concept to completion, our process gives you complete clarity—no hidden costs, no guesswork, just beautifully built homes.

    Step 1: Enquire & Book Your Site Visit

    For both Build Only and Design & Build clients

    - Submit your enquiry via our website

    - We’ll book a discovery call to explore your goals, timeline, and budget

    - If we’re the right fit, we’ll arrange an on-site appointment with Registered Builder Scott Hammond

    - During your visit, we walk through your home or site, assess feasibility, and explain next steps

    From here, your journey continues down one of two paths:

    Step 2: Fixed Price Proposal

    Build Only - You bring the plans. We bring the craftsmanship.

    - We review your supplied plans, permits, engineering, and documentation

    - Conduct a site assessment and gather quotes from our trusted suppliers and trades

    - Provide a comprehensive, fixed price proposal—no surprises, no variations later

    - You walk away with a contract-ready quote for your project

    This concludes the Build Only tender process. If you’re ready to proceed, we move into contracts, scheduling, and construction in Step 8.

    Step 2: Design & Planning Proposal

    Design & Build - From concept to completion: designed with builders in the room.

    - We issue a detailed fee proposal for the design and planning phase

    - Once accepted, our design team gets to work—mapping out your ideal home, inside and out

    Step 3: Concept Design

    - Work closely with us to develop a layout that reflects your lifestyle and block

    - We’ll ensure every design decision fits your budget and complies with council and zoning requirements

    - You’ll have time to review, refine, and ask questions before locking in the final version

    Step 4: Interior Design & Selections

    - Select all fittings, finishes, colours, cabinetry, appliances, tapware, and more

    - Guided support from our interior designer so you’re not left guessing

    - All selections are made up front—no surprises during the build

    Step 5: Town Planning (if required)

    - If your property falls under a planning overlay or heritage controls, we manage the process

    - This includes submission, revisions, and liaising with council until approved

  • Blueprint with gear, pencil, ruler, and triangle

    Step 6: Working Drawings

    - Final documentation is prepared including engineering, energy reports, soil testing, working drawings and more

    - Ready for building permit submission and accurate quoting

    Step 7: Building Permit & Final Quote

    - We handle the building permit process on your behalf

    - Once permits are approved and all selections confirmed, we issue your fixed price construction quote

    Step 8: Contracts & Scheduling

    Whether you came through Build Only or Design & Build, the final stages follow the same streamlined path:

    - Sign your building contract with full transparency

    - Construction is scheduled

    - Council compliance, trade bookings, and materials ordering begins

    - Your Client Portal is set up for communication, documents, and progress updates

    Step 9: Construction

    - Weekly updates via email directly from Scott, your registered builder

    - Progress photos, timelines, and transparent updates—no chasing admin staff

    - On-site walkthroughs at key milestones (e.g. electrical layout, framing, plaster stage)

    Step 10: Handover & Aftercare

    - Welcome to your finished home

    - We walk you through every element and support you post-handover

    - Warranties and post-build care included
